Better photos move the listing up the page
Property Finder and Bayut both score every listing you post, and the score decides where it sits in search results. Photos are part of that score.
Property Finder — Listing Quality Score
The score weighs verified documents, photo count, a 30–50 character title, a 750–2,000 character description and a complete location tree. Agents need to hold above 80% to qualify for Community Expert status.
Bayut — Listing Quality Score
Three tiers, colour-coded. Green-tier listings rank above the rest, and photo quality and count are part of what gets you there.
The rules every export has to clear

Trakheesi permit + Madmoun QR
Madmoun is Dubai's listing-verification service, live since April 2023. The QR on a verified ad opens a DLD validation page carrying a token only the DLD can issue — it cannot be derived from your permit number, so a QR built from the digits validates nothing. Paste the validation link from your permit, or upload the QR the DLD issued you, and Listora places that on your social exports at a size that still scans.
Madhmoun, on the DARI platform
Different emirate, different system — and a different spelling. Madhmoun is ADREC's MLS on DARI, mandatory for Abu Dhabi listings since 7 July 2025. It is not Dubai's Madmoun and the two are not interchangeable. Listora tags every listing to its emirate, so a Dubai permit never lands on an Abu Dhabi ad.
Overlays on social exports only
Portal rules differ: Bayut offers an opt-in agency watermark through Profolio, Property Finder tolerates a subtle one, and Dubizzle prohibits them outright and removes watermarked ads. So your permit line and QR go on Instagram and WhatsApp exports — portal files leave clean.

An agent promoting listings on a personal social account now needs a UAE Media Council Advertiser Permit — free for residents for the first three years, with a 10,000 fine for a first offence. Listora can't issue it for you. What we do is make sure the post itself carries the permit line and QR of the listing you're licensed to advertise.

Questions agents ask
Will it change the room's structure?
Every output is compared against your original — wall, window and door positions have to match. A result that fails that check twice is held back and you are not charged for it. Nothing is published without you accepting it first.
Can Listora generate my Madmoun QR from the permit number?
No — and honestly, no tool can. The QR on a verified Dubai listing points at a DLD validation URL carrying a token the DLD generates; it is not derived from the permit digits, so a QR made from the number validates nothing and could get your ad pulled. Paste the validation link from your permit, or upload the QR image the DLD issued, and Listora places that real code on your social exports.
What do I pay if I don't like a result?
Nothing. Credits are held when you generate and released if you discard. You also get 2 free regenerations per edit, and a report button that refunds accepted edits that went wrong.
Is virtual staging allowed on portals?
Staged and dusk images carry an AI-edited disclosure tag, and we recommend labelling staged photos in your listing description. You confirm you have the right to advertise the property when you upload.
I list in Abu Dhabi, not Dubai. Does any of this apply?
The photo work is identical. The compliance part isn't: Abu Dhabi listings go through Madhmoun — ADREC's MLS on the DARI platform, mandatory since 7 July 2025 — which is a separate system from Dubai's Madmoun QR. Listora tags each listing to its emirate so the two never get mixed up.
Do you keep my photos?
Your photos are stored privately and served only through authenticated routes — they are never on a public URL, never shared, and never used to train AI models. We haven't set automatic deletion windows yet; when we do, the exact retention periods will be published here and in the terms rather than promised in advance.
